What a general contractor does

A general contractor serves in the role of project manager for a renovation, remodel or construction project. General contractors work with a variety of subcontractors, including plumbers, electricians, painters, flooring specialists, carpenters, glass specialists and more. When a general contractor is contacted by a client, they will go to the site for a consultation to assess the specifics of the project. Based on this consultation, the general contractor will formulate a quote or bid and a timeline for the project.

Lots of people assume that a general contractor in Dana Point, CA is the first person they will contact for a project, but general contractors are actually typically recommended to homeowners by a different service provider. Typically, you will hire an architect, designer or engineer for your project first to establish a general plan or blueprint for construction. The project designer will consult with you to find out what you want from your project and assess the site to create a design that makes the most sense for you. A project designer will typically be able to provide you with recommendations for a general contractor in Dana Point, CA.

If you’re planning a deck construction project or an expansion of your outdoor living space, for example, the first step is to contact an architect or project designer. They will be able to provide you with a plan for your project that you can give to a general contractor. Next, ask your project designer for a general contractor recommendation. Consult with the contractor before you hire them to ensure that they have the expertise and knowledge necessary to provide you with the services that you need for your particular project. You should also request a project quote or bid before agreeing to a contract so you know what to expect when it comes to your budget.

What is a general contractor?

Contractors provide services like electrical work, plumbing, roofing, carpentry and painting on a project-by-project basis. These contractors are trained and certified to provide specific services to their customers. When a homeowner wants to complete a large project, like a kitchen renovation or home addition, they need contractors with a variety of different specialties to work together. Coordinating various contractors on your own can be overwhelming and very challenging if you haven’t done it before. That’s where general contractors come in—general contractors specialize in coordinating projects and managing a variety of subcontractors to complete a job. Here are some of the benefits a good general contractor can offer:

  • Time and convenience: One of the greatest benefits of hiring a general contractor in Dana Point, CA is that they can save you a lot of time. Trying to find, contact and coordinate with a variety of different subcontractors and service providers can be a daunting task. By hiring a general contractor, you only have to work with one point of contact, and they will take care of coordinating subcontractors. This can save you a significant amount of time and give you added peace of mind knowing that there is an expert ensuring that your project will be successful.
  • Cost efficiency: A general contractor knows how to keep projects within budget, and they can usually secure better rates for subcontractors’ services than homeowners can. They use their expertise and connections in the local area to ensure that you get the best rates possible for a wide variety of services. When you consider the cost savings as well as the time you can save when hiring a general contractor, it’s well worth the investment.
  • Compliance: General contractors are trained and certified to provide services, and they will ensure that every contractor who works on your project meets those same standards of compliance. General contractors will coordinate building permits and ensure site safety to minimize risk during your project and ensure a successful outcome.

Report Indicates 82 Percent of Millennials Prefer Taking on Home Improvement Projects in Dana Point, CA https://eversconst.com/blog/report-indicates-82-percent-of-millennials-prefer-taking-on-home-improvement-projects/ https://eversconst.com/blog/report-indicates-82-percent-of-millennials-prefer-taking-on-home-improvement-projects/#respond Wed, 05 Jun 2019 22:54:01 +0000 https://eversconst.com/?p=743 View Article]]> A recent report by Residential Design Magazine portrays millennials as the home improvement generation, with more millennials seeking to take on home improvement projects in Dana Point, CA and beyond than any other generation before them.

In a survey of homeowners in each of the four generations most likely to be homeowners, 82 percent of millennials said they planned to take on home improvement jobs, topping Generation Xers (70 percent), baby boomers (60 percent) and the silent generation (39 percent). Baby boomers remain the biggest spenders with regard to home improvement projects, but millennials are taking on more of them.

Other surveys have provided the same results. In a HomeAdvisor 2018 True Cost Survey, millennials were twice as likely as baby boomers to perform bathroom and kitchen remodeling projects on their homes, and significantly more likely to build decks or porches on their property and paint the exterior of a home.

What do these findings mean?

The big takeaway here is that millennials are not shying away from home improvement projects like previous generations might have. While previous generations were more likely to sell their homes and move “up” to bigger, fancier and more luxurious homes, millennials are more likely to stay in place and remodel their existing home.

There are several reasons for this. Homeowner equity has doubled over the last six years, which gives people more financial confidence to make upgrades in their homes. There is also an overriding sense of reluctance among millennials to sell off their investment so quickly after they make it. Fewer millennials are purchasing homes than people in previous generations, and those who do tend to stay in those homes, suggesting they’re entering into a mortgage having put a significant amount of thought into making a long-term commitment to their home.

The idea of the “starter home” seems to have gone out the window. Instead, many millennials seem to be satisfied with purchasing older homes in need of repair. A large part of this is due to how many millennials are simply unable to afford homes to begin with. If homeownership is going to be a realistic possibility for many millennials, then they’re going to have to be willing to take on “fixer uppers.”

The kinds of remodeling jobs the generations are taking on also differ. Homeowners in their 60s and older tend to add more touches of luxury and convenience into their homes, while millennial homeowners in their 30s are seeking to make their homes more efficient and improving the infrastructure of their houses.

But in general, millennials are more likely than any other generation to fix up any part of their home, and more likely to take on multiple projects at once. In fact, five in six millennials in the survey indicate they will spend as much or more on home improvement projects in the next 12 months as they did in the previous 12 months.

Increase the Value of Your Home with These Remodeling Tips in Dana Point, CA https://eversconst.com/blog/increase-the-value-of-your-home-with-these-remodeling-tips/ https://eversconst.com/blog/increase-the-value-of-your-home-with-these-remodeling-tips/#respond Wed, 22 May 2019 22:53:54 +0000 https://eversconst.com/?p=741 View Article]]> Any time you’re preparing to take on a remodeling or renovation job in your home, it’s important to at least put some consideration into how the project will affect the value of your property. As a general rule, you want to get a decent return on the investment you make in any home improvement project—otherwise, it’s not particularly worth the investment from a long-term financial perspective.

Here are a few remodeling tips in Dana Point, CA that you can use to ensure any remodeling job you take on with the assistance of a general contractor will increase the value of your home:

  • Improve your curb appeal: Simply put, any projects that make your property look better and increase your curb appeal will likely add some value to your house. After all, curb appeal is one of the first factors that stands out to any potential buyer. Who wants to buy an ugly home? Some projects that can increase your curb appeal include exterior painting, landscaping, driveway paving and lawn maintenance.
  • Increase light: People are attracted to homes that are naturally bright and airy. If you’re able to create more natural light in your home and open up the space a bit more, that can be highly attractive to today’s home buyers. You might consider knocking down walls in some areas (being careful, of course, not to compromise the structural integrity of your home). Today’s home owners and buyers love open floor plans, not just due to the amount of extra light they provide, but also because of how much better such floor plans tend to be for entertaining purposes.
  • Finish the basement: If you have an unfinished basement, finishing it off is a great way to add some more livable, usable space. You can turn it into a play room, a media room, a bar, an office or just about anything else that gives your home some more functionality. You should consider adding a bathroom as part of your basement remodel, as this will do even more to increase the value of your home.
  • Add or update bathrooms: Updating your bathrooms is a great way to improve your home’s value, and if you have the capability, adding a bathroom can also be a big-time value increaser. Adding a bathroom in a newly finished basement, for example, or creating a master suite in the largest bedroom can both be great ways of improving the value of your home.
  • Kitchen updates: Kitchen remodels are costly, but can add a lot of value to your home when done smartly. You don’t need to opt for fully luxury amenities with your remodel—keep costs and their potential return on investment based on the value of your home in mind. A smartly done remodel for your kitchen is a great way to not only improve the functionality of your home, but make it more attractive to potential buyers as well.

Avoid These Seven Mistakes When Planning Home Renovation in Dana Point, CA https://eversconst.com/blog/avoid-these-seven-mistakes-when-planning-home-renovation/ https://eversconst.com/blog/avoid-these-seven-mistakes-when-planning-home-renovation/#respond Tue, 07 May 2019 23:32:33 +0000 https://eversconst.com/?p=735 View Article]]> A home remodeling project is supposed to bring comfort and happiness to homeowners, but to achieve this you need to plan, be patient and do some research. One of the first things that should be on your radar is a realistic budget. To understand the actual cost of such a large project before construction begins, do your homework and meet with contractors. Assume you’ll need extra funds as a budget cushion, as poor budgeting and other mistakes can happen to first-time home renovators. Hopefully, this won’t be you because you’re here reviewing useful information from the pros!

Plan early, plan right—here are seven mistakes you want to avoid when planning a home renovation project in Dana Point, CA:

  • Going cheap on materials: Everyone wants to save money, but don’t go cheap on home building materials. You can avoid repairs and replacements by buying quality materials and installing them properly from the start. In the end, you’re going to get what you paid for, whether that’s poorly insulated walls, awful tile flooring or creaky support beams.
  • Taking inaccurate measurements: If you’ve hired an experienced team to handle your renovations, great! They have experts who will do all the measuring, rechecking to ensure accuracy. However, homeowners who want to DIY all or most of their home renovation project must avoid taking inaccurate measurements. Even a single or half inch off the mark can cause a big problem. Your dimensions will be off and whatever you’re doing will turn out looking bad or functioning poorly.
  • Skipping prep work: The right way to do a home renovation project is to do all the necessary prep work. The professionals will tell you it’s a tedious process that’s disliked by most people, but it has to be done. Taking the time to do it right from the beginning saves time and money and prevents headaches.
  • Installing small bathrooms: Sometimes a renovation only allows for a small bathroom. If this is the case for you, be sure to pick the right sized fixtures to avoid crowding a tiny space. Choose fixtures like narrower sinks, low-profile toilets and non-intrusive lighting.
  • Building too-small doorways, hallways and staircases: It’s easy to overlook important structural aspects like the width of doorways and open entryways—and bigger is most always better when it comes to stairs and hallways. To avoid these mistakes, make sure you’re looking at the entire floor plan when planning doorways, staircases and hallways.
  • Choosing the wrong windows: Long-lasting, high-quality windows are going to be expensive, but they are well worth the price tag. One way to save money on windows is to focus on the windows in the front of your house and on the hottest facing side.
  • Neglecting safety: Whether you’re doing your own renovations or hiring a crew, never neglect safety on the job site. Goggles, earplugs, boots, hardhats and gloves are made to protect, and you should also have a first aid kit readily accessible.
